Canyon Lake, Texas 78133

February 1, 2010

Dear Canyon Lake Village Civic Association Members,

It is hard to believe that 2009 has gone and we are beginning a new year.  Last year was a very productive one for your Association and we accomplished significant upgrades on the clubhouse and refinements on the pool.  We replaced both worn out A/C units in the clubhouse and worked with the carpet installer, who installed the new carpet and kitchen flooring upstairs last year, to remove and replace, at no cost to us, the carpet and kitchen flooring which was installed incorrectly by his firm last year. We made modifications to the pool to enhance the filtering system and added a chlorine supplement system to augment the Salt Cell Chlorine System, which works well but cannot provide sufficient chlorine when temperatures rise to the levels we experienced last summer.

We modified the aging flag pole which was unsightly and did not work so that we now proudly fly the American Flag daily, a seemingly small accomplishment but one that has added a great deal to the impression one gets of our Association against the back drop of the blue lake and sky.

The significant work done by your volunteer Officers and Directors has not been limited to the maintenance and upgrading of the physical property but also included enforcement of Deed Restrictions and Building Codes, all of which contribute to the value of our properties and quality of life of our residents. Sadly, one in five of our property owners are in arrears on their meager $24/year dues. Therefore, the Board of Directors voted to raise the late fees from $10 to $15 (to be assessed June 1 and December 1) and to begin an aggressive campaign to file liens on property owners chronically in arrears. We feel it is unfair to those who pay their dues to support those who do not. Even if every property owner was current on their dues, the revenue generated from dues barely covers our cost of insurance (liability, comprehensive and Director Liability) which is approximately $5000 per year. As we are all aware, costs for water and electricity have significantly increased, further burdening our meager budget. Were it not for the Pool Use and Clubhouse Rental Fees we collect and the generosity of some of our members who made cash donations in excess of their dues, your Association would not be solvent. Therefore, I am asking each of you to support your Association by paying your dues on time and contribute $10-$20-$50- $100 or more, if you can afford it, so that we can continue to keep Canyon Lake Village a great place to live and play and to ensure compliance to the deed restrictions so that property values will not degrade.

We anticipate another great year at Canyon Lake Village. Like last year, we plan to open the pool in early may and keep it open until late October, barring unforeseen mechanical circumstances. We will host free events on Memorial Day and the 4th of July and hope that you will come and join with your neighbors during these events. We urge you to provide us with your email addresses when you return your fee statements (enclosed) and to visit the CLVCA website CANYONLAKEVILLAGE.COM often to stay abreast of activities, events, issues and matters of interest to all property owners. We urge you to volunteer your time, talents and feedback and get involved. I invite you to come to our Board of Directors Meetings which take place the 2nd Saturday of each month at the CLVCA Clubhouse.

Please remember that the CLVCA Architectural/Deed Restrictions Committee must approve all plans for building or remodeling homes and that the County can assess a $500 fine for loose dogs. In case of trouble , the Sheriff's and Animal Control's number is 964-2786

Sincerely,

Woody Isenhart - President CLVCA
